For most condo buyers, the real obstacle isn't the loan cap. It's the monthly payment, the HOA fee — that's the monthly condo association charge — and whether the building even qualifies for FHA financing.
Prices have crept up since then. As of August 31, 2026, the median sold price sits at $835,000, and the median listing price has climbed to $938,450, per Realtor.com. Falling under the cap doesn't automatically mean a condo is affordable or FHA-eligible — treat the number as a starting point, not a green light.

What can $914,250 actually buy for a Somerville condo buyer?

On timing, condos sold at a median of 21 days on market in June, the typical stretch from listing to signed deal. That's fast enough that you'll want pre-approval locked in before you tour, even with supply running elevated.

How can down payment help improve your buying power?

The FHA loan limit and down payment assistance solve two different problems. Assistance can cover part or all of your 3.5% down, but it won't raise your FHA loan cap. That distinction matters, because the cash needed at closing often stalls buyers well before the loan limit does.
